Terms and Conditions

Pinnacle Patriots — Keys & Cash Rebate Program

Effective Date: October 1st, 2025

1. Program Overview

The Pinnacle Patriots: Keys & Cash Program (“Program ”) is a voluntary promotional offer administered solely by Pinnacle Patriots (“Pinnacle ”) and its affiliated agents. This Program is not a lender credit, financing program, or government benefit, and is not affiliated with or endorsed by any mortgage lender, financial institution, or government agency.

Cash payments provided through this Program are a rebate paid directly by the brokerage after closing and funding of the transaction. The rebate is not reflected on the Closing Disclosure, HUD-1, or ALTA Settlement Statement and cannot be applied toward down payment, closing costs, or financing requirements.

Eligibility is limited to verified individuals who meet the definition, under current Program terms (including military service members, veterans, first responders, teachers, and healthcare professionals). All eligibility must be documented to the satisfaction of Pinnacle prior to payment. The rebate is non-transferable, non-assignable, and payable only to the qualifying participant named on the final settlement statement.

All payments are issued within thirty (30) days after the transaction has closed and Pinnacle has received its commission funds. Payment may be made by check or electronic transfer. Taxes may apply; participants are responsible for any tax reporting or liability resulting from receipt of the rebate.

Pinnacle reserves the right to modify, suspend, or terminate the Program at any time without notice. Any transaction that has closed prior to such modification or termination will remain eligible under the version of the Program then in effect.

By participating, the client acknowledges that:

  • The lender and title company are not parties to this Program and bear no responsibility for rebate administration or payment.

  • Program participation does not create any legal right or guarantee of payment unless all eligibility and transaction requirements are met.

  • The Program is void where prohibited by law.

Participants are encouraged to consult with a tax professional regarding any potential tax implications.

2. Eligibility

To qualify for the Keys & Cash Rebate Program, the Buyer or Seller must:

  • Be active duty, reserve, or retired military (U.S. Army, Navy, Air Force, Marine Corps, Coast Guard, Space Force, or National Guard).

  • Be a current or retired sworn law enforcement officer (local, state, or federal).

  • Be a current or retired firefighter or first responder (including EMT s/paramedics).

  • Be a current or retired public or private school teacher (K–12, college, or university level).

  • Provide valid proof of eligibility prior to the execution of the real estate purchase agreement (e.g., ID card, service

  • verification, employment verification letter, or retirement documentation).

  • Be represented by a preferred agent as the Buyers or Seller’s real estate brokerage in the qualifying transaction.

  • Personally be the individual purchasing or selling the home — the Program does not apply if the property is purchased or sold by another person on behalf of the eligible participant.

  • The Program does not apply to any past home sales for that person — it is only valid for transactions initiated after enrollment in the Program.

Program participation is non-transferable and cannot be applied to another person Is transaction.

Eligibility must be verified and approved before any benefits under this program can be applied.

Examples of Non-Eligibility

  • Firefighters: Family members of firefighters not serving; former volunteers without proof of service.

  • Military: Dishonorably discharged service members; civilian contractors; dependents using only a dependent ID.

  • Teachers: Daycare workers not employed by an accredited school; uncertified tutors.

  • Healthcare: Insurance employees, expired/suspended licenses, non-medical clerical staff.

  • Law Enforcement: Private security guards; non-sworn civilian staff without agency certification.

Eligibility must be verified and approved by the brokerage before contract execution.

3. Breakdown of Eligible Hero Groups

Firefighters

Eligible participants include:

  • Full-time firefighters employed by city, township, or county fire departments.

  • Volunteer firefighters who provide documented service for a registered fire company.

  • Proof may include department-issued identification, pay stub, or official letter of service.

Military

Eligible participants include:

  • Active-duty service members in the Army, Navy, Air Force, Marine Corps, Space Force, or Coast Guard.

  • National Guard and Reserve members.

  • Veterans who have received an honorable or general discharge.

  • Proof may include DD214, current military ID, VA card, or LES (Leave and Earnings Statement).

Healthcare Workers

Eligible participants include:

  • Licensed professionals such as doctors, nurses, physician assistants, EMT s, and paramedics.

  • Hospital and clinical staff such as medical technicians, therapists, and administrative healthcare employees.

  • Proof may include a current employee badge, state license, or employer-issued verification letter.

Law Enforcement

Eligible participants include:

  • Municipal, state, or federal police officers.

  • Corrections officers, probation officers, and sheriffs.

  • Retired officers with proof of service from their agency.

  • Proof may include a department-issued ID, badge with verification, or employment letter.

Teachers & Educators

Eligible participants include:

  • Full-time and part-time teachers employed by public or private schools (Pre-K through 12th grade).

  • College and university professors, instructors, or adjunct faculty.

  • School administrators, including principals, vice principals, and superintendents.

  • Support staff employed by educational institutions, such as guidance counselors, school nurses, and paraprofessionals.

4. How to Participate

  • Complete the Program Enrollment Form provided by the brokerage.

  • Submit proof of eligibility as outlined in Section 2.

  • Work exclusively with the preferred brokerage and assigned agent throughout the real estate transaction.

  • Ensure all program requirements are met before settlement.

  • Incomplete forms, failure to provide proof, or use of a non-participating brokerage or agent will result in forfeiture of benefits.

5. How It Works

  • Upon successful closing of a real estate transaction with the participating brokerage, the eligible participant will receive 25% of the 35% brokerages gross commission.

  • The benefit will be distributed post-closing as a cash payment (check or electronic transfer) within 30 calendar days after settlement.

  • This benefit is not applied as a credit at closing and will not appear on the settlement statement (to comply with state and federal regulations, including RESPA).

  • The program cannot be combined with other brokerage incentives unless explicitly approved in writing.

6. Proof of Eligibility

Proof of eligibility must be submitted before the transaction closes. Failure to provide proof by closing will result in forfeiture of Pinnacle Patriots Program participation for that transaction.

Law Enforcement

Eligible participants include: local, state, and federal law enforcement officers, corrections officers, and probation/parole officers.

Acceptable Proof:

  • Current law enforcement agency ID or badge.

  • Recent pay stub from a law enforcement agency.

  • Employment verification letter on agency letterhead confirming active status.

Firefighters & EMTs

Eligible participants include: professional and volunteer firefighters, paramedics, and emergency medical technicians.

Acceptable Proof:

  • Current department-issued ID or badge.

  • Recent pay stub or documentation from a fire department or EMS agency.

  • Membership verification letter for volunteer firefighters or EMTs.

Healthcare Workers

Eligible participants include: doctors, nurses, nurse practitioners, physician assistants, technicians, therapists, and support staff employed in

Acceptable Proof:

  • Current hospital or healthcare employer ID badge.

  • Recent pay stub from a healthcare organization.

  • Active professional license (RN, LPN, MD, PA, CNA, etc.) showing valid status.

Military (Active Duty, Reserve, or Veteran)

Eligible participants include:

Active-duty service members in the Army, Navy, Air Force, Marine Corps, Space Force, or Coast Guard; National Guard and Reserve members; and veterans with an honorable or general discharge.

Acceptable Proof:

  • DD214 (Certificate of Release or Discharge from Active Duty).

  • Current military ID card (CAC or Uniformed Services ID).

  • VA ID card or VA benefits letter.

  • LES (Leave and Earnings Statement) for active service members.

Teachers & Educators

7. Rebate Calculation and Presentation

The donation amount is calculated as 25% of the Company’s gross commission, based on the final sold value of the home “Gross commission“ refers to the total commission received by the Company before brokerage splits, transaction fees, or other deductions.

The donation will not be paid during settlement and will not appear on the HUD-1 or any settlement statement. The donation will be presented after settlement once the Company has received its commission funds, typically within 30 days of closing.

In exceptional circumstances where market conditions, commission agreements, or legal restrictions prevent the original calculation, the Company reserves the right to adjust the donation amount, provided such adjustment is disclosed to the participant in writing prior to closing.

8. Program Scope

The Pinnacle Patriots: Keys & Cash Program (“Program”) is a promotional initiative offered exclusively by Pinnacle Patriots to express appreciation for qualifying community heroes. The Program provides a post-closing cash rebate (“Keys & Cash Rebate”) to eligible participants who buy or sell a property through a licensed Pinnacle Patriots agent.

Participation in this Program is voluntary and subject to verification. The Program is not affiliated with, sponsored by, or endorsed by any lender, mortgage company, or government agency, and no portion of the rebate shall be applied toward closing costs, down payment, or financing. All payments are issued directly by Pinnacle Real Estate & Property Management within thirty (30) calendar days after the closing and funding of the transaction.

9. Restrictions & Limitations

  • Non-Transferable: The award is non-transferable/non-assignable. It is payable only to the qualifying buyer/seller who completed the transaction.

  • Closing Requirement: No award is given if the transaction cancels or does not close.

  • Lender/Settlement Compliance: If a lender, title company, or settlement agent restricts or prohibits the payment, the brokerage reserves the right to delay or adjust distribution until legally permissible.

  • Brokerage Discretion: Pinnacle Patriots reserves the right to deny, revoke, or audit participation in cases of fraud, misrepresentation, or non-compliance.

  • Tax Responsibility: Recipients are responsible for any taxes due on the award. A Form 1099 may be issued as required by law.

  • Program Changes: Pinnacle Patriots may amend or terminate the program at any time without notice.

10. Limitations & Conditions

  • This program is only valid in the State of Pennsylvania

  • This program is only valid when using the designated real estate company and preferred agent(s).

  • The program may not be available for all transactions, depending on state law, lender restrictions, or transaction terms.

  • Program benefits are non-transferable and available only to the qualifying hero purchasing or selling property.

  • The brokerage reserves the right to modify, suspend, or terminate the program at any time without prior notice.

11. Lender Disclaimer

This program is separate and independent from any mortgage lender, bank, or financial institution. No lender is a sponsor, participant, or representative of Pinnacle Patriots or its affiliates.

  • The Community Heroes Program is solely administered by Pinnacle Patriots.

  • No lender makes or offers the award, nor should the award be interpreted as a lender credit or financial product.

  • Questions regarding mortgages, financing, or loan products must be directed to the participant’s lender and not to Pinnacle Patriots.

12. Company Discretion & Fraud Prevention

The Company reserves the right, in its sole discretion, to determine participant eligibility and approve or deny Program participation. The Company may withhold or revoke Program benefits if false information, misrepresentation, or fraudulent activity is suspected or confirmed.

13. Compliance with Laws

The Company complies with all applicable state and federal real estate laws, including RESPA (Real Estate Settlement Procedures Act) and fair housing regulations. Nothing in these Terms shall be construed to require conduct in violation of the law

14. Program Changes and Termination

The Company reserves the right to modify, suspend, or terminate the Pinnacle Patriots Program at any time without prior notice, provided such changes will not affect transactions already under contract prior to the change.

15. Indemnification

By participating in the Program, the participant agrees to release, defend, indemnify, and hold harmless the Company, its affiliates, agents, and employees from any and all claims, liabilities, damages, or expenses arising out of or in connection with participation in the Program or the donation process.

16. Force Majeure

The Company shall not be liable or responsible for failure to fulfill any Program obligations due to events beyond its reasonable control, including but not limited to natural disasters, acts of God, strikes, war, pandemics, or changes in applicable law.

17. No Guarantee of Savings or T ax Benefits

Participation in the Program does not guarantee any personal tax benefits. Donations made by the Company are not tax- deductible for the Buyer or Seller. Please consult a qualified tax professional regarding your specific situation.
